Competencies that Define True Expertise in Premium Real Estate
If our focus is on generating the highest value, I would prefer an expert real estate consultant working solely under their own brand.
In Beşiktaş, the premium residential or commercial real estate segment operates at a very different level from the standard real estate market. The main reason for this is that these properties are generally not visible in the open market.
These types of special properties mainly operate through off-market channels. (I have explained the reasons in my other blog posts.)
Another important point is: While the number of buyers for rare properties such as plaza offices, premium shops, villas, residences, premium apartments, mansions, estates, and waterfront apartments is quite limited, their geographical reach is extremely wide.
In the premium segment, both buyers and sellers are generally aware of the value of the property.
Considering the points I mentioned above, the relevant expert must have an active marketing network, both domestically and internationally.
Furthermore, being familiar with market dynamics and both completed and unsuccessful real estate transactions is critically important. The individual's level of perception, focus, awareness, past knowledge and experience, and ability to establish and develop target relationship networks are decisive factors in generating attractive value for both buyers and sellers. I don't think being part of a chain franchise brand adds extra value to these efforts. Franchise brands might contribute to perception management, but I believe that when it comes to generating tangible value, it's entirely up to the individual's own performance. If our focus is on generating the highest value, I would prefer an expert real estate consultant working solely under their own brand.
Because they focus their work on generating "pure" tangible value rather than partial perception management.
Where there is perception management, the focus on generating pure value is compromised.
